-Bookings must be made on the form provided, with all categories completed in full, including names of all occupants and ages where required. Changes or substitutes cannot be made to this information without the prior consent in writing of the landlord of the holiday property.

-All bookings made more than ten weeks before the commencement of the holiday require a deposit of 1/3 of the full cost of the holiday, to secure the booking. The balance must be paid ten weeks before the start date, including the cautionary damage deposit.

-Bookings made less than ten weeks before the start date of the holiday must be paid in full, including the damage deposit.

-The landlord reserves the right to accept or refuse any booking.


-In the event of cancellation made by the visitor/tenant, we regret that the booking deposit of 1/3 of the full cost of the holiday, cannot be refunded.

-Cancellations made by the visitor/tenant less than ten weeks before commencement of the holiday will incur the full cost of the holiday being retained.

-In this event the 1/3 booking deposit will be retained, and the remainder of the cost of the let plus the damage deposit will only be returned, if the Landlord is able to secure another suitable booking to cover the same dates at the same cost. The damage deposit would normally be returned as above, following the end of the holiday period, should the property not have been used and no damage have occurred.

-No claim may be made against the landlord in the event of another suitable booking not being made.

-If the property becomes unavailable due to circumstances beyond the control of the landlord, then the landlord will return the deposit but will be under no further liability to the tenant.

-For these reasons, it is strongly recommended that all visitors take out their own private holiday insurance to cover them in the event of any loss or cancellation.

Damage / Loss / Occupancy

-A damage deposit of £150 is required in addition to the full cost of the holiday. This will be returned in full, normally within 28 days from the end date of the holiday, less any costs incurred for loss, damage or extra cleaning etc. The liability for any such costs are solely the responsibility of the occupier, and reimbursement is not limited to the £150 deposit.

-The tenant agrees to keep and leave the property in a clean and tidy state, and to pay for any losses and or damages. The landlord reserves the right to withhold part or all of the damage deposit to cover extra cleaning costs if necessary.

-All damages or losses must be reported immediately to the owners, and all furnishings etc. should be left in their original position on departing the property.

-Complaints or other issues should be reported immediately to the landlord, as it may be not be possible to rectify problems after the occupancy has ended.

-The property is let for holiday use only and no right to remain in the accommodation exists for the tenant or any other person accompanying them on holiday. The tenancy is created within the meaning of Schedule 1 of The Rent Act 1977.

-The tenants must allow reasonable access to the property by the landlord, or any of their agents, and must not do anything to make void any policy of insurance.

-The tenants must observe all general rules and regulations applying to the property. Any breach of these conditions will entitle the landlord or their agent to resume possession of the property forthwith.

-The landlord accepts no responsibility for unforeseen issues such as appliance, plumbing, or electrical breakdown or similar, but will endeavour to remedy any such circumstances as soon as possible once they are advised of the difficulty.

-The property can be accessed from 3pm on the day of arrival, and must be vacated by 10am on the day of departure.


-In order to try and maintain an allergy & Asthma friendly environment, we regret we are unable to accept dogs, cats, or other pets, at the property. Please contact us if you require an assistance animal to support you with a disability. 

-For the above reasons we are also unable to allow smoking/vaping inside the property.

-We regret we do not accept bookings for groups of single persons under the age of 30 years, or all male or all female parties in access of two. Same sex couples and families however, are very welcome.


-        Utilities, gas and electric are included in the cost of the rental.

  1. -     Linen is included for all beds - and the sofa bed in the lounge (where required). Towels are provided, but visitors must bring their own towels for use on the beach.

  2. --Visitors wishing to use the single futon (suitable as alternative sleeping for a child only) in the double bedroom, should note that a mattress cover is provided, but no bed linen. Therefore visitors will need to supply their own bedding i.e. sleeping bag or duvet, pillow and bed linen & the protective cover must be used at all times.

-For reasons of hygiene all beds are supplied with protective mattress, pillow and duvet covers, which must be kept on the beds at all times.

-The property does not have a designated parking space. However, there is parking to the side of the property, which is on a ‘first come first served’ basis. Please be aware that at busy times a space may not be available. There are several public car parks within walking distance of the property.

Dolphins accommodates (4 - 6):

Dolphins is perfect for couples, friends and families, ideally sleeping maximum four adults. There is a sofa bed in the lounge for alternative sleeping but due to the size of Dolphins (two bedrooms & one bathroom only), we do recommend for your comfort that Dolphins only accommodates up to four adults maximum.  We will consider additional small children (by prior arrangement), up to maximum six people. We want you to be happy and comfortable!  Unfortunately we are unable  not accept dogs a this time (assistance animals accepted by prior arrangement), and we operate a strictly ‘no smoking/vaping’ policy throughout the house. 

Please note - St Ives does have steep hills!

Dolphins is situated on the hill above the beach, and therefore has wonderful sea and coastal views. This also means however, that those with mobility issues (or with little ones in push-chairs/buggies) need to be aware of the steep climb up the hill, when walking back up to (or down from) the property. In the summer, a ‘shuttle’ bus service does run up the hill from the Tate Gallery at Porthmeor Beach, or alternatively a taxi service is available (all year) from the town -outside the cinema opposite the Co-Op, in Royal Square - taking about 3 minutes to run you directly up to Dolphins (definitely recommended if you have heavy shopping!) at a reasonable cost.

If you’re arriving on foot, a taxi service can meet your train, and take you from the station to Dolphins in Approx. 4-5 minutes - see the links page for taxi services, so you can book in advance. Walking to/from the station from Dolphins could take 30-40 minutes, or considerably longer, depending on your level of mobility, the contents of your back-pack, the hills, the photo opportunities, and the number of shops, galleries, or cafes that you stop by on the way!

Parking at Dolphins - unusually for St Ives, parking is available -on a ‘first come, first served basis’- to either side of the property (see ‘House/outside space’). If there isn’t a space when you first arrive (which can happen at busy times especially in the main summer holiday season), you’ll need to wait until someone moves. If you can’t find a space, there are a number of public car parks within walking distance of Dolphins. You can stop outside Dolphins for a short while, whilst you unload your luggage, but please observe the parking restrictions.

Access to Dolphins is via a short path which leads to the rear courtyard. The path is lit, and there are two steps up to the main entrance. The courtyard has a step up from the pathway. You can access Dolphins on the day of your arrival, any time after 3 pm. We have a KeySafe system, so you don’t have to worry about picking up keys, or arriving at a particular time. If you think you may arrive after dark, then please do bring a torch with you, as you may need extra light to read the numbers on the KeySafe clearly.

Inside, the accommodation is on two levels, with the bathroom on the upper floor. We do not have toilet facilities to the ground floor, so all guests do need to be able to manage the stairs - which are fairly steep, but do have a bannister to both sides. There is a bath-board at the property which guests are welcome to fit and use, at their own risk. The lighting in the house is good, with additional table/reading lamps beside seating & beds. The lounge, kitchen & dining areas are open plan, however it is not designed for wheelchair use as kitchen units are of regular height, and there are restricted access spaces between the different open plan areas.

Allergy/Asthma sufferers note that we do not allow smoking or pets in the property at any time (Guide/assistance dog users - please see below for special arrangements). There is laminate wood flooring throughout the ground floor (with one rug), and carpet to the stairs and upper level including bedrooms (the bathroom is tiled not carpeted). All mattresses have protective covers (which are cleaned regularly) and all bedding -duvets & pillows- and carpets are of synthetic materials (no down/feathers are used), bed-linen/sheets are Poly-cotton. Our caretaker ensures that the property is fully cleaned between every rental - please inform us if you have allergies to specific cleaning products.

*We’re sorry but . . . Smoking/Vaping and Dogs/pets are not permitted at Dolphins

However - if you do need to use a *guide/assistance dog/animal, then please contact us to discuss your needs, as special cleaning arrangements will be required, in order that we can maintain an allergy friendly environment for all our guests.
